Lower monthly payments. Reduced interest costs. Removing PMI. These are just a few potential benefits of refinancing — but they’re not guaranteed. Before you refinance, use our checklist to evaluate whether it makes sense for your situation and weigh the costs, benefits, and timing.

Deciding whether or not to refinance your mortgage can be a big financial decision. The right move can lower your monthly payment, reduce the interest you’ll pay over the life of the loan, or help you reach other financial goals. But refinancing isn’t always the best choice for everyone.

To help you figure out if refinancing makes sense for you, we’ve created a checklist that walks you through the key questions to consider.

This checklist covers:

  • Timing and Goals: Are you planning to stay in your home for several years? Are you approaching a milestone like retirement or the end of an adjustable-rate mortgage? Understanding your goals is the first step.
  • Interest Rates and Loan Terms: Can you qualify for a meaningfully lower interest rate, or remove private mortgage insurance? Would a shorter or longer loan term better fit your financial plans?
  • Credit and Home Value: Has your credit score improved or has your home value increased significantly? These changes may open new refinancing opportunities.
  • Special Loan Options: If you’re a veteran, live in a rural area, or have lower income or credit, government-backed loans like VA, USDA, or FHA may provide favorable refinancing terms.
  • Cost vs. Benefit: Refinancing comes with fees and closing costs. It’s important to calculate your breakeven point to see if the savings outweigh the costs.
